Job Description
The Project Superintendent (PS) is accountable for properly organizing, coordinating, and managing all field activities throughout the project lifecycle to ensure proper construction execution – from initiation through closeout. The PS shall ensure that the Owner’s & Summit’s project field execution expectations; safety and quality performance, scope, schedule, and cost guidelines are met or exceeded by the subcontracted workforce.
The PS provides field direction for subcontractors and oversight for the project throughout the execution and closeout phases with a specific focus towards the management of safety, quality, schedule, cost, and scope of work performance. In addition, the PS will provide management and monitoring of schedule progress against the schedule plan while mitigating risk to Summit and the Owner. The PS shall develop the execution and communication processes for tight collaboration with all project stakeholders and partners to ensure all field activities are well integrated and coordinated.
Expectations & Objectives:
- Safety planning, set expectations, and manage performance through jobsite observations.
- Ensure and drive quality expectations, planning and performance management through jobsite observations and corrective actions to eliminate rework.
- Implement the Site Observation Reporting process to ensure no surprises in the completion of subcontractor corrective actions.
- Collaborate with the Owner, Subcontractors and Material Suppliers to identify opportunities to drive productivity, project execution and overall margin performance.
- Facilitate communication processes to ensure timely problem solving and risk mitigation strategies are implemented in alignment with stakeholders’ objectives.
- Engage, contribute, and support the transfer of all key learnings from preceding projects, current projects to future projects.
- Formally document the overall plan, including the creation of specific task lists such as but not limited to, CPM schedule, schedule maps for communication with the workforce, detailed task lists, control point and layout plan, equipment plan and contacts, shipping communication plan and contacts, laydown plan, material organization plan, revised drawings, details, and RFI’s.
Superintendent Responsibilities:
- Create an environment of trust and respect within the project team, while establishing and promoting an atmosphere of collaboration and synergy.
- Provide weekly & monthly reports to illustrate project performance vs. plan.
- Lead the collaborative effort between field management and the workforce by demonstrating the commitment to align Summit’s Injury and Incident Free expectations with the project’s specific construction tasks and activities.
- Manage Subcontractor Relationships establishing a "firm but fair" approach to building relationships with subcontractors.
- Address issues immediately with a non-performing Subcontractor to protect Summit from resulting delay and potential impact.
- Support the PM through the change management process to ensure that the “baseline” scope/schedule/cost
- performance is respected.
- Coordinate with PM to recover all legitimate general conditions costs related to Owner Changes.
- Risk management of early identification, mitigation, and timely action for any discrepancies in safety, quality, scope, schedule and cost performance.
- Work to establish a trusting and professional relationship with the Owner, focus on keeping the owner well-informed of important matters to prevent surprises.
- Cost Management & Cost Forecasting (Supports Project Manager)
- Supports the PM in the procurement and subcontract process for the timely and cost effective buyout of each discipline scope of work, to ensure a proper and well understood transition to Summit’s vendor / subcontractor partners.
- Support PM with the pay application process to ensure timely and accurate owner payment, including fulfilling the role of “collections”.
- Upholds the requirement to have all vendors/subcontractors to have the draft “pencil” pay applications submitted by the 20th of each month and ensure revision/approval prior to month end.
- Follow the prescribed weekly meeting and communication plan to provide effective communication and problem solving.
Requirements
- Excellent business judgment and acumen as well as organizational skills and attention to detail.
- Ability to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity.
- Ability to multi-task and handle competing priorities between Summit business needs, organizational issues, subcontractor issues and sound customer relations.
- Acquire good judgment to know when to appropriately escalate issues up the chain of command.
- Excellent problem-solving skills and the ability to confidently and decisively take action.
- Team leader with excellent communication skills and ability to handle and resolve conflicts effectively.
This position requires the PS to spend time on the physical jobsite in a construction trailer and they may be required to:
- stand, sit or walk for long periods of time
- reaching or stooping with arms and/or hands
- perform fine motor, hand, eye, and finger skills in use of a keyboard, telephone, or writing
- occasional lift up to 50 pounds
- climb ladders
- exposure to outside elements and temperatures.
